Legionella Risk Assessments are required as part of rental property compliance. To be compliant you must ensure the assessment is carried out by a competent person with appropriate training. This competent person can you, as the landlord, but you must have relevant training. At Bright Star, our whole team have full training to undertake Legionella Risk assessments. Many landlords overlook this requirement only complete an assessment at the last minute to achieve their compliance.
But, by completing your risk assessment in good time, you can take time to consider what improvements may be beneficial to reduce the risk of legionaries’ disease. Most rental properties are low-risk environments, however, should you end up with an outbreak of Legionaries’ Disease it can be devastating for your tenants and could lead to legal issues for you.
