What does it take to successfully market your rental property?
Know Your Property Market
Location, Location, Location. - Not just the town or city, but the particular area of that town or city. What are the benefits of that area?
The competition – What is the availability of other rented accommodation in your area? What is the average rental pricing in that area?
Standards and Finishing – What standard of accommodation you are offering? What level is the finish, the appearance? Are there furnishings?
Investment – What rental income you are hoping to earn from your tenants? Is this realistic?
Expenses and costs – What are the ongoing expenses you might incur in maintaining your property? What about annual costs such as landlord insurance?
Length of Tenancy - Are looking for long-term tenancies or a continuous series of relatively short-term tenancies, for example, students or seasonal workers?
Responsibilities and control - How much work do you want to do? Do you to be responsible for all day to day management?
